American Strategic Investment Q2 revenue falls to $7.3 million

American Strategic Investment Co. (NYC) reported second-quarter 2026 revenue of $7.3 million, compared with $12.2 million in the second quarter of 2025. The company said the change was primarily related to the disposition of 1140 Avenue of the Americas in the prior year.

The New York City commercial real estate owner reported a net loss attributable to common stockholders of $8.3 million, compared with a net loss of $41.7 million a year earlier. Net loss per common share was $3.04, compared with $16.39 in the prior-year quarter.

  • Cash net operating income was $3.1 million, compared with $4.3 million in the second quarter of 2025.
  • Adjusted EBITDA was $2.4 million, compared with $0.4 million a year earlier.
  • The portfolio included five properties totaling 0.7 million rentable square feet as of June 30, 2026, excluding 1140 Avenue of the Americas.
  • The portfolio was 74.8% leased, with a weighted-average remaining lease term of 6.1 years.
  • Cash and cash equivalents were $2.4 million as of June 30, 2026, while net debt was $248.6 million.
  • The company said the NYSE notified it on July 22, 2026, that it was back in compliance with minimum market capitalization and stockholders’ equity requirements.
