American Assets Trust Q2 revenue rises to $109.5 million

American Assets Trust (AAT) reported second-quarter 2026 total revenue of $109.5 million, up from $107.9 million a year earlier. Net income was $6.8 million, compared with $7.1 million in the prior-year quarter.

Net income attributable to common stockholders was $5.2 million, or $0.09 per diluted share. The company affirmed its full-year 2026 FFO guidance range of $1.96 to $2.10 per diluted share, with a midpoint of $2.03.

  • Same-store cash NOI increased 0.3% for the quarter and decreased 0.1% for the six-month period.
  • The company signed 34 office and retail leases for about 248,700 square feet, plus 575 multifamily apartment leases.
  • Liquidity was $609.7 million at June 30, including $109.7 million in cash and $500.0 million available on its line of credit.
  • The company declared a second-quarter common stock dividend of $0.34 per share and a third-quarter dividend of $0.34 per share.
