Franklin Street Properties posts $16.6 million Q2 net loss

Franklin Street Properties (FSP) reported a GAAP net loss of $16.6 million, or $0.16 per basic and diluted share, for the second quarter ended June 30, 2026. Total revenue was $26.4 million, compared with $26.7 million in the prior-year quarter.

The REIT said FFO was $1.6 million, or $0.02 per basic and diluted share, for the quarter. The company also reported continued leasing activity, a suspended quarterly dividend, and the July sale of its Greenwood Plaza property in Englewood, Colorado.

  • GAAP net loss was $16.6 million for Q2 2026 and $26.1 million for the first six months of 2026.
  • Total revenue was $26.4 million for the quarter and $52.6 million for the six months ended June 30, 2026.
  • FSP leased about 170,000 square feet during the first half of 2026, including about 120,000 square feet from renewals and expansions.
  • The owned portfolio totaled 14 properties and about 4.8 million square feet, with 67.4% leased as of June 30, 2026.
  • On July 8, 2026, FSP sold Greenwood Plaza for about $19.4 million and used about $8.5 million of proceeds to repay debt, including interest and fees.
  • The board suspended quarterly dividends, with the company estimating annualized cash preservation of about $4.1 million.
